What are the survey types?
Level 2 Survey (HomeBuyer Report)
- Good for properties built post-1945 and modern homes
- Good general level of detail on problems that could impact the value of the property
- Comments on energy efficiency of the property
- Can include an optional valuation suitable for reinstatement costs/insurance purposes
Level 3 Survey (Building Survey)
- Recommended for pre-1945 buildings and listed buildings
- Recommended for properties with previous building works/conversions/extensions
- Detailed report on property’s construction and condition, including estimated costs of repair
- Useful if you plan to renovate or convert the property
Valuations
- A professional estimate of the value of your property
- Valuations only look at the commercial value of a property, not the condition
- Necessary if you are staircasing or selling Shared Ownership properties
- Necessary if you are selling or paying off an equity loan on Help to Buy properties
